Northern Land Company is owned by Robert Burgin and Thomas Sheneman. We are both licensed real estate brokers and we are one of the sellers. We are available 7 days a week to meet with our customers. We are in the office 6 days a week and by appointment only on Sunday.

How much are property taxes?

You can figure your property taxes will run approximately 2% of the selling price, if your parcel sold for $24,900 you can figure about $500 in annual taxes.

Are the property taxes included in the monthly payment?

No. Township Treasurers mail out Tax Bills near the end of June and the end of November and you will be responsible for paying them. We prorate taxes in the year of purchase after the tax bills have been received in each period.

Do you run a credit check?

Yes. We review credit reports as a matter of practice though it is only an issue if it is different than what we have been told to expect.

Are there any additional costs, other than the down payment?

The only cost other than your down payment is a $17.00 recording fee. The recording fee is returned when you return the signed contract, and the recording fee check is made payable directly to the county register of deeds. The purpose of the recording fee is to record your ownership in the land with the county register of deeds in the county that you are purchasing your property in.

How do I go about purchasing a parcel of land?

First of all you will need to come up and see the property. If you find something you wish to purchase all you need is the down payment amount. If you are with either Bob or Tom they can draw up the purchase agreement and get the ball rolling. If you have looked at the property on your own, then the purchase agreement can sent to you through the postal service, you will be given 10 days to receive and return the paper work. We will need your legal name (s), martial status, address, telephone number, date of birth, social security number, and driver license number.

Is there a discount for cash?

There is not a cash discount given.

First of all, we are licensed real estate brokers and we are also the sellers. You would be making your payments directly to us.

Land Contract financing is available on all parcels offered for sale. In most cases our down payment is only $1,000.00, with monthly payments figured at least on a 12 year amortization (if not longer) at 11 per cent fixed simple interest, no balloon payments and no penalty for early pay off. We will be glad to give you the exact amortization time frame. Your monthly payments can be adjusted to meet your financial requirements. Should you desire to put more money down than the minimum required that is acceptable as well. We will accept cash for the down payment but prefer a check. A personal check, or cashier/money order check is required for all monthly payments, we will not accept cash for a monthly payment.

There is a 15 day grace period on our land contracts, should your payment arrive 16 days or later past the due date, you will be charged a $20.00 late fee. Should you bounce a check, we do not run the check through a second time, it is returned to you and you are required to replace the bounced check with a cashiers/money order check, along with a $40.00 NSF charge. By the time the check is returned to us by the bank and then returned to our customer, typically the payment is 16 days or more past the due date, which results in an additional $30.00 charge. So the total cost for bouncing a check can run as much as $70.00.
